Default Free Showing Feedback Tool For Your RE Clients
Hey there REVA folks!

Do you assist with gathering showing feedback on your real estate clients' listings? I know a lot of the online showing feedback systems cost a lot, and don't offer much for the price. Well I just wanted to share with you all a way cool showing feedback tool that I found and have started using for some of my clients. And it is totally Free!

Check out www.ShowingFeedback.com. You simply enter your agent's listings, and then you add showings when they happen. The system sends the showing agent a survey for feedback, and when completed, a copy goes back to your agent and their seller. It's very cool and very easy. And we have found that it has a great response rate, rather than chasing down agents with phone calls.

The only thing it doesn't do is auto-import showing information from eKeys or the Supra lockbox systems (which ever the agents use, they're all different). So you have to enter the showings in there manually.

Hi Megan,

How do you know when the listing has had a showing? This is not something I am aware of as a VA unless the agent tells me and I don't think she'll take the time to send me an email each time there is a showing. I can tell when a showing is scheduled in Point 2 if the agent puts that info in but it doesn't mean the showing transpired. It would be alot of work to go into each listing and read the notes on each one.

I'm trying to think about how to use the tool. I think it could be very useful.

Hi Jan,

My agent gave my email to her "showing desk" people so I'm automatically copied on any showing notifications she receives from them, & then I go in & request feedback manually. (We've been using HomeFeedback, but I'll be sure to check out the link the OP provided - thanks!!!!!)

My client uses Centralized Showing Service. Great service although I'm not sure how much it costs.

I had a great response rate with calls but I was paid to be persistent. Do most other VA's do feedback calls? What service does your client use?

My clients have a couple ways we check for showings. Many Realtor boards have moved to an electronic lockbox/e-Key system that integrates with their MLS, etc. So the lockboxes track each agent's e-key that has opened it and sends the info to the MLS or Supra (a lockbox system that many markets use). Some of my agents happen to be in those markets which makes this easier.

So one way is, I can quick check the listing in their MLS to see if there's been any showings, it tells you who the agents are, then I put them in the showing feedback system.

The other way is if my agents happen to use Supra system lockboxes. There I just have to login to the Supra system, pull up the recent showings for all listings, and the showing agent information is right there.

Then other agents have offices with the "Showing Desk" or other similar applications which notifies them of showings. So I just check my agents email, or they can forward the info to me, and I enter it in the system.

So I would check with your agents Jan, to see what kind of options they have available. Some agents don't even know what they have or it never occurred to them that we can help with showing feedback.

It varies widely with what agents do to get feedback (if they bother to do it at all). I've done it both ways, but seem to be getting away from the calling.

The problems I've run into with doing the calls is as follows:
  • Agents don't recognize the non-local number or blocked phone number calling them, so are not likely to answer the phone.
  • Returning a phonecall from a feedback message is the last thing on their priority list so they don't do it, or they often forget.
  • We would actually get the agent on the phone, and either they act so annoyed that you bothered them at all for this
  • OR, we get the agent on the phone and they "Don't remember" the property because they "showed so many that day" so they don't give accurate feedback. (showingfeedback.com sends a picture of the property along to help refresh their memory)

Those are just a few examples of typical things we've gone through. It was taking up a lot of time just to get the showing feedback, and I have so many other ongoing projects for clients usually.

Some of my agents had decided that the time they pay me for would better be spent in other areas than me chasing down agents on the phone. With the online showing feedback systems, I just have to enter in the agent info for the showing, and then the system takes care of the rest. This one will automatically send 2-3 reminder emails until the agent responds. So I am not spending time doing telephone tag. But that is just what a few of my clients personal preferences are. Some agents I've worked with in the past still prefer phone calls.

I've worked with agents who use supra and other lock box programs icluding homefeedback.com but the agent I work with now doesn't use these services.

She manages the showings on her own and schedules these appointments. I don't think the volume warrants a paid lockbox tracking program.

I'm going to make the suggestion and ask if she tracks the info in one place.
